Position Summary

This position drives the completion of site acquisition functions through lifecycle of project into construction. This position performs, leads, motivates, directs, and assists all site acquisition efforts including independent contractor site acquisition firms and develops strategies that meet and exceed client expectations.

Essential Job Duties and Responsibilities

  • Manage and perform tasks associated with a significant number of assigned telecommunications projects from inception to completion; this position carries the full responsibility for the financial outcome of those assigned projects.

  • This position supports the small cell technology program in Michigan and Indiana.

  • Resolve project related issues pre and post construction.

  • Complete site acquisition related tasks and/or manage assigned Site Acquisition Specialists to perform the same.

  • Mentor and train Site Acquisition Specialists in all areas of site acquisition

  • Set timelines for completion of site acquisition milestones; manage and hold yourself and the team accountable for milestone forecast accuracy and on-time project completion and transition to construction.

  • Prepare and present regular update reports to the client and company personnel through verbal presentation, reports or via input to project management tools.

  • Manage local and national staff; drive team toward company and client goals.

  • Establish goals, provide guidance and performance evaluations for employees.

  • Provide staff with the tools and strategies to be successful and self-sufficient.

  • Liaison between the site acquisition, RF Engineering, construction and compliance teams as well as with municipal officials and other associated personnel.

  • Receive updates and provide forecasts for all site acquisition functions.

  • Manage and set priorities for Site Acquisition Specialists, as well as for external vendors.

  • Negotiate pricing and manage external vendor payments.

  • This position is responsible for the full financial outcome of all assigned projects

  • Other duties as assigned.

Job Requirements

Skills and Experience

  • Bachelor’s degree, preferably in a science, business or telecommunications discipline, or a minimum of eight years of progressive experience in a related field
  • Five years’ experience in project management, and/or related functional areas in a telecommunications company

  • This position supports the small cell technology program; 1-3 year’s project management experience with this technology would be a big plus

  • Highly developed working knowledge of business process, including tender and sales

  • Highly developed working knowledge of the telecommunications site acquisition process; similar project management experience with new site build projects, cell site upgrades / modifications; any experience with real estate and municipalities is considered for anyone applying for this position.

  • A real estate background with leasing and zoning/permitting experience a plus

  • Strong financial knowledge/training

  • Real Estate License a plus

  • Some short term travel will be required for this position.
