Job Description
This position requires researching, completing, and submitting all documentation required to obtain all required zoning approvals or permits. Validating all zoning and permitting documentation before issuance of Notice to Proceed (NTP) packages. Issuing of payments (purchase orders) as needed to applicable offices. - Strong ability to effectively communicate with jurisdictions and develop relationships with various jurisdictions
- Ability to research and evaluate telecommunication requirements in local zoning and permitting ordinances
- Update and compile zoning trackers with research information of zoning and permitting requirements in each jurisdiction
- Maintain and Distribute Master Zoning Tracker to Site Acquisition Managers
- Mail Notices when necessary
- Package and ship applications
- Track application submittals to jurisdictions
- Scan and Upload Documents to Customer Database
- Follow up with Jurisdictions on Permit and Zoning Approvals
- Strong Knowledge of Microsoft Excel and Word
- Identify permitted use areas, difficult jurisdictions, filing deadlines, approval time frames, application requirements, and zoning codes.
- Public Hearing investigation and preparation for submittals.
- Preparation of hearing packages (Plan Commission Boards, ZBA Hearing Boards, etc.)
- Coordination and distribution of Interference Studies, Photo Simulations, Coverage Maps, Balloon Tests, etc.
- Coordination with local Utility, DOT, Railroad, Police and Fire, State-owned properties.
- Review and analysis of 3rd party independent engineering reports.
- Neighborhood meetings, including meeting with local Councilman, Alderpersons, Home Owner Associations, Tribal Councils, Historical District Determinations, and Approvals.
- Perform review and redline of zoning and construction drawings to verify they comply with the zoning codes and design requirements.
- Attend zoning hearings and present cases and findings to obtain any necessary zoning relief related to each site.
- Other duties as assigned.
Job Requirements
- Bachelors' degree, preferably in Urban Planning or related discipline
- Experience in Zoning or Urban Planning and Land Acquisition a plus
- Strong attention to detail
- Excellent communication and negotiation skills
- Above average organizational skills
- Strong knowledge of Microsoft Excel and Word
